Premium service is much more than showing a property

In her new personal article, Irina Alazova, CEO of Mercury Group, explains what full client support really means in premium real estate. A broker’s work involves more than selecting properties. It requires an understanding of the client’s lifestyle, family circumstances and investment objectives. For investment and development projects, it also means assessing what will rent well, what can be built and how the project can be structured to achieve the strongest possible return.

Premium service is not simply about showing a property
Showing an apartment or a house is only a small part of the work.
This is especially true when we work with international clients who come to Latvia not simply to view real estate, but to make an important decision about their lifestyle, investment, relocation or establishing a new family base.
A client may not know the city. They may not understand its different neighbourhoods. They may not know where their children will study. Which infrastructure matters. Where their family will truly feel comfortable. Which property will remain liquid in several years. Which legal and practical questions may arise after the purchase. This is where the role of a broker becomes much broader.
We are not only real estate agents.

  • We become guides.
  • Sometimes strategists.
  • Sometimes psychologists.
  • Sometimes concierges.
And sometimes simply the people who need to be there and calmly answer every question.
For me, supporting a client means being fully involved. Understanding not only the budget, but also the purpose. Not only the desired size, but also the lifestyle. Not only which interior they prefer, but why they are making the decision to buy at this particular moment.
If it is an investment, I look at the property as an investor.
  • Will it rent well?
  • What type of tenant will it attract?
  • Will it remain liquid?
  • Will it create unnecessary difficulties for the owner?
If we are talking about land or a development project, the questions become even broader:
  • What can be built here?
  • For which target audience and for what purpose?
  • Which project concept will be in demand?
  • How should it be structured to achieve the maximum possible return?
If the property is being purchased as a home, I consider the family, daily routines, privacy, comfort and long-term value.
Premium real estate requires more than access to properties.
It requires an understanding of people, the ability to see the wider objective and complete involvement in the work.
In my view, this is what separates a simple property viewing from genuine premium service.
