Building construction:
Metal frame, sandwich panels 120 mm, roof insulation with three layers: soft mineral wool, polystyrene, and hard mineral wool, total thickness 230 mm. The foundation and the lower part of the building’s walls are additionally insulated. The overall insulation aims to achieve high energy-saving performance.
Ceiling height in the production/warehouse area: 9.6 m.
Height to the truss: 8.5 m.
Height to the ridge: 10.4 m.
Hormann gates: width 3.5 m, height 4.5 m.
Year of construction: 2024.
Flooring: polished, reinforced concrete 150 mm, reinforced with 12 mm rebar in two layers, mesh 200x200 mm, maximum load 8 tons per m².
Heating system:
The building is heated using natural gas and two Buderus Logamax gas boilers with a total capacity of 300 kW. According to the pre-project technical and economic research, this is currently the most economical and environmentally friendly heating option in Latvia. The heating system is designed so that heating devices of any type can be added in various parts of the building without interrupting the heating process. An alternative heating option is also available — the building can be heated with a pellet boiler.
The building is equipped with a ventilation system with heat recovery.
The building is equipped with a 54 kW solar power station. Electric meters, water meters, gas meters, and heat meters are installed in the premises for precise control of resource consumption, especially when there are multiple tenants in the building.
The area around the building is paved with new asphalt and 80 mm cobblestones, allowing heavy trucks to pass. According to the master plan, there are 40 parking spaces for cars and minibuses in front of the building.
The maintenance of the territory around the building and security is the responsibility and cost of the tenant.
All engineering systems in the building are maintained and kept in working order by the landlord, except in cases where the failure of any equipment is due to the tenant's fault.
Rent cost: 6.5 EUR per m² per month, excluding VAT.
Additional payments are required for electricity, water, sewage, and gas consumption according to the meters.
