The building management system provides digital monitoring, registration and compilation of all essential building parameters into a single flat maintenance bill, including consumed energy resources, management, security, and maintenance fees. Three-phase current with uniform distribution of flat loads by phase. Each flat equipped with digital meters tallying overall consumption within the building’s unified energy consumption records system, providing remote access for reading meters.
    ventilation
For energy savings and increased comfort, each flat is equipped with an autonomous ventilation system including heat recovery and a variety of programmable modes of operation, allowing recovery of up to 85% of energy consumed for ventilation, substantially reducing heating power consumption.
    water supply 
Hot water supply based on a circulation system; consumed hot water is metered close to the actual consumption sites, reducing consumption substantially.
    cooling
Despite the building’s high energy efficiency, in addition to the autonomous ventilation system, eachflat on floors 2 through 5 is ready for fitting a fancoilautonomous cooling system, coolant conduits, condensate removal fittings, and external block power supply and management cables. Without requiring any conviction works, owners can choose to install an autonomous multi SPLIT system inside their flats; cooling equipment is installed above the underground parking area ramp. Some 4thand 5thfloor flats are fitted with a ready to use cassette-type SPLIT cooling system. Construction works inside the flats on the 6thand 7thfloors include installation of a channel-type SPLIT cooling system.
    low-voltage
Each flat is provided with internet access (up to 2,5 GB/s) and connection points for data transmission, telephony and IP television. An optical cable routed to each flat provides high-speed internet (including Wi-Fi) and HD digital television, digital telephone lines.
Low-voltage nodes within each flat include a location with power outlets for active and Wi-Fi data transmission equipment.
    extra comfort
Heated flooring areas in kitchens and bathrooms.
6thand 7thfloor flats have joint system heating and conditioning for living rooms and bedrooms.
The plumbing outlets and kitchens in each flat are equipped with water overflow sensors.

Security
    Access control
Access control throughout the building is provided via a house intercom; the outdoor module has a chip reader and a keyboard supporting code access, a colour videocamera and the possibility of calling a specific flat or the concierge. High-resolution intercom panels are installed inside flats that provide communication with visitors and the concierge.
    Fire safety
All materials used in finishing works (including interiors and the façade) conform to fire safety regulations.
The building’s central fire alarm detects fires in common-use spaces and inside flats via smoke detectors. If an alarm is triggered, the signal is delivered to the concierge and may be routed to a security company.
    Video surveillance
The outdoor entrance area and underground parking area has CCTV surveillance.
    Audio system
The building’s common-use spaces have a local sound system allowing the transmission of background music.
    Security 
Each flat has an autonomous alarm system sending the signal to a selected security company’s console.
